I think this is correct regardless of whether renting or owning?

Initial occupancy would also be possible IMO.

First tenancy, if ...

... if it´s rented. If it´s not, it´s tricky, and I really can´t think how to say it. "First occupation" may look like English, but doesn´t feel like it to me.
