房屋淨值信用額
房屋貸款與及房屋淨值貸款(Equity Loan)，大家可能聽過，但原來尚有一種利用房屋淨值的工具，稱為房屋淨值信用額；對於某一些可能短期內需要動用現金的業主，可算是一種相當方便的工具。

房屋淨值信用額，就是利用房屋淨值作為抵押，由銀行給予一個信用額(Credit Line)，業主是可以隨時利用支票或信用咭來借錢，也可以隨時歸還，用完又可以再用，有關利息只是在使用時才計算。

這種信用額利息，大部份是浮動的，即在某一個基本利率上，再加上一個差額(Spread)。通常基本利率是Prime Rate，而差額一般是 1%至2%左右。即目前用六至七釐之間的利率，就可以借到款項。一些銀行每年會收取一項年費，此外，便沒有其他費用。

大家在使用房屋淨值信用額前，都應該比較不同銀行的產品，除了留意利率、年費外，更要問清楚多久要還清貸款，信用額有效期多長，有效期屆滿後是否重新繼續(Renew)。開始信用額的時候，有否規定立刻要借某一個基本金額，利率下跌時，信用額的利率多久才下跌等問題，作為考慮及比較。
